Scottsdale in four kinds of furniture
Long-owned quality pieces
McCormick Ranch and Gainey Ranch. Well-made furniture that has been in the same room for decades, frequently with fabrics that predate modern cleaning assumptions and quite often with no readable tag left.
Custom and designer
DC Ranch and Silverleaf. Upholstered to order in fabric chosen from a memo sample, which usually means no cleaning code at all. The most expensive furniture in the house carries the least information.
Family sectionals
Grayhawk and Kierland. One very large piece absorbing everything the household does, while the rest of the room stays nearly untouched.
Furniture other people use
Old Town and the rental stock in south Scottsdale. A short-stay sofa collects soil from hundreds of people rather than four, and the interval has to reflect that.
What this climate does to furniture
Dust settles into the weave, not onto it
Desert dust is fine enough that it works down between the fibres rather than resting on the surface. A vacuum takes the top layer and leaves the rest, which is why furniture can be vacuumed regularly and still be dirty in a way that shows the moment it gets extracted.
Sun bakes soil in
Large windows and a lot of light are part of why people build here. They also mean UV exposure, which fades fabric permanently and bonds soil into the fibre so it releases less readily the longer it sits.
Patio furniture gets both
Outdoor pieces take the dust, the sun and whatever the monsoon brings. It is the reason outdoor work is priced slightly above indoor, and it is a reflection of time rather than a premium.
Light fabric is the local default
Cream, bone, greige and white are everywhere in this city, and they show every one of the above. Most of what we get called to is a piece that is structurally perfect and simply looks tired.
How we clean it
- Inspection. We find the cleaning code, identify what the fabric actually is, look at whatever is bothering you, and tell you what is realistically achievable before we start rather than after.
- Pre-treatment. Solution matched to both the fabric and the type of soil. Body oil in a headrest and a spilled drink are not the same problem and do not get the same product.
- Cleaning and extraction. Low-moisture where the fabric requires it, hot water extraction where it can take it. Moisture controlled either way, because over-wetting upholstery is how a cushion ends up damp for three days.
- Conditioning, on leather. Not optional if you want the piece to last. Cleaning strips the oils that keep leather flexible and they have to go back.
- Walkthrough. We look at the piece together before anything gets packed up.
What the day actually looks like
Most pieces take between 30 and 60 minutes. Fabric is generally dry to the touch in two to four hours and faster with airflow moving. Leather is dry more or less immediately.
Cushions come off and get cleaned on both sides wherever the construction allows it. We work around the furniture rather than moving it, so nothing needs clearing out of the room beforehand and nobody has to shift a sectional across a floor before we arrive.
How often
Every 12 to 24 months for most households, and sooner with pets or young children.
The useful thing to understand is why the interval is shorter than people assume. Furniture takes more contact hours than any other surface in a house. Every time somebody sits down, body oil transfers into the fabric at the arms and the headrest, and it builds gradually enough that you stop registering the change.
That is also why the result surprises people. You are not comparing the piece to how it looked last week, you are comparing it to how it looked when you bought it, and the gap is usually wider than anyone expected.

What is the minimum?
$150 per visit. For a single sofa that is exactly the sofa price. For a few dining chairs it is worth combining with something else, and most people do.
Do you work with designers and property managers?
Regularly. We can invoice a management company or a design firm directly, coordinate access, and handle several properties or several units in one visit.
Do you handle short-stay rentals?
Yes, and there is a good deal of it in Old Town. Those pieces need a considerably shorter interval than a household sofa, and turnover is the sensible moment.
What if my neighbourhood is not listed?
