Straight talk about whether it is worth it
We have more of this conversation in south Scottsdale than anywhere else in the city, and it is worth setting out plainly.
Cleaning fixes soil. It does not fix wear. If the fabric is thinning at the arms, if the nap has gone shiny where people sit, if a seam has opened or the cushion has collapsed, cleaning will remove the dirt and leave every one of those things exactly as they were.
On a piece that cost three hundred dollars new, spending a hundred and fifty to clean it is sometimes a poor trade and we will say so. On a well-made older piece it almost always is a good one. The distinction is construction, not age, and we can tell you which you have in about a minute.
Midcentury pieces are worth being careful with
There is genuinely good furniture in these neighbourhoods, some of it original to the houses.
Midcentury upholstery frequently uses fabrics that modern cleaning assumptions do not suit. Wool bouclé, original vinyls, early synthetics that behave unpredictably with heat or moisture. A fair amount of it is S-coded or has no tag whatsoever.
If you have a piece you care about, say so when you ring. We would rather approach it slowly, test properly and take longer than treat it like an ordinary sofa and discover the fabric had other ideas.

The tag under your cushion decides the method
Almost every upholstered piece carries a cleaning code, usually on a tag beneath a cushion or stapled to the frame. It is the manufacturer telling you what the fabric will tolerate, and it is the single most important thing about the job.
- W will take water-based cleaning
- S is solvent only, and water will ring or stain it
- SW will take either
- X takes neither and is vacuum only
Use the wrong method on the wrong code and you get shrinkage, browning, water rings or dye migration, and most of that cannot be undone. We read the tag before anything touches the piece, and where there is no tag we test somewhere hidden first.

How we clean it
- Inspection. We find the cleaning code, identify what the fabric actually is, look at whatever is bothering you, and tell you what is realistically achievable before we start rather than after.
- Pre-treatment. Solution matched to both the fabric and the type of soil. Body oil in a headrest and a spilled drink are not the same problem and do not get the same product.
- Cleaning and extraction. Low-moisture where the fabric requires it, hot water extraction where it can take it. Moisture controlled either way, because over-wetting upholstery is how a cushion ends up damp for three days.
- Conditioning, on leather. Not optional if you want the piece to last. Cleaning strips the oils that keep leather flexible and they have to go back.
- Walkthrough. We look at the piece together before anything gets packed up.
What the day actually looks like
Most pieces take between 30 and 60 minutes. Fabric is generally dry to the touch in two to four hours and faster with airflow moving. Leather is dry more or less immediately.
Cushions come off and get cleaned on both sides wherever the construction allows it. We work around the furniture rather than moving it, so nothing needs clearing out of the room beforehand and nobody has to shift a sectional across a floor before we arrive.

The useful thing to understand is why the interval is shorter than people assume. Furniture takes more contact hours than any other surface in a house. Every time somebody sits down, body oil transfers into the fabric at the arms and the headrest, and it builds gradually enough that you stop registering the change.
That is also why the result surprises people. You are not comparing the piece to how it looked last week, you are comparing it to how it looked when you bought it, and the gap is usually wider than anyone expected.

On a piece cleaned regularly in a household with no particular concern, we will tell you to skip it.
