$150 minimum per visit. Patio and outdoor furniture runs slightly above the indoor rate, because sun-baked soil takes more work to release. Add-ons are priced per piece: leather conditioning, fabric protectant, deodoriser, sanitising and pet urine treatment.

How a typical job adds up
A few real combinations, since the list on its own is hard to picture.
- One sofa: $150, which is exactly the minimum

- Six dining chairs: $90, which is under the minimum, so worth pairing with something

Why the prices are published at all
Most companies in this trade will not put numbers on a website, and the reason is not that furniture varies too much to price. A sofa is a sofa.
It is that a number given in your living room, once somebody has looked around and formed a view about the house, is a stronger position than a number given on the phone. In Scottsdale that is a particularly live concern, and most people here have experienced it at least once.
Ours are the same figures we charge everywhere else. The address does not have its own price list.
The add-ons, and which ones actually matter
Leather conditioning
The one we genuinely push. Cleaning leather strips the oils that keep it flexible, and leaving them out is why leather cracks and fades at the seams and the seat. Cleaning leather without conditioning it afterward does more harm than not cleaning it. Full page on leather.
Fabric protectant
Worth it on light fabric in a house with children or animals, because it buys you the minutes between a spill and a stain. Not worth it on a dark piece in a quiet household. It repels liquid, it does not repel body oil or dust, and anyone telling you otherwise is selling.
Sanitising
Worth explaining properly rather than listing, because it is the add-on people understand least.
Cleaning removes soil. Sanitising addresses what is living in the fabric alongside it, which on a piece that has gone a long time without a professional clean is a genuinely different question. Upholstery holds more than dirt. Skin cells, dust mites feeding on them, whatever the pets have brought in, and bacteria in anything that was spilled and dried.
Where it earns its money:
- Furniture that has never been professionally cleaned, or not in five-plus years
- A piece bought secondhand, or inherited with a house
- Households with allergy or asthma sufferers
- Pieces that pets sleep on
- Anywhere somebody has been ill on the furniture
- Short-stay and commercial seating used by the public
Where it does not: a piece you have cleaned on schedule for years in a household with no particular concern. We will say so rather than add it to every invoice.
Deodoriser
Useful where there is a genuine smell in the fabric. Not a substitute for cleaning, and not something to add by default, because masking an odour you have not removed lasts about a week.
Pet urine treatment
Effective where the urine is in the fabric. Where it has reached the cushion foam, the source is inside the cushion and treating the outside will not resolve it. We will tell you which situation you have rather than charging for the treatment and hoping.

How often to budget for it
Every 12 to 24 months for most households, and sooner with pets or young children.
The useful thing to understand is why the interval is shorter than people assume. Furniture takes more contact hours than any other surface in a house. Every time somebody sits down, body oil transfers into the fabric at the arms and the headrest, and it builds gradually enough that you stop registering the change.
That is also why the result surprises people. You are not comparing the piece to how it looked last week, you are comparing it to how it looked when you bought it, and the gap is usually wider than anyone expected.
Pricing questions
What does a sofa cost?
$150. A sectional is $350 regardless of how many pieces it breaks into, a loveseat is $120, a large recliner or chair is $70, a lounge chair $35, an ottoman $45, dining chairs $15 each and throw pillows $15 each.
Is there a minimum?
$150 per visit. A single sofa meets it exactly. A handful of dining chairs does not, so those are worth combining with something else, which is what most people do anyway.
Why is patio furniture more?
Because sun-baked soil takes longer to release. UV bonds the soil into the fibre rather than leaving it sitting there, so it is genuinely more work rather than a premium for the setting.
What are the add-ons?
Leather conditioning, fabric protectant, deodoriser, sanitising and pet urine treatment. All priced per piece and all optional. We will tell you which are worth it on your furniture and which are not.
Is fabric protectant worth it?
On light-coloured pieces in a household with children or pets, usually yes, because it buys you time to get to a spill before it becomes a stain. On a dark piece that gets little use, usually not. It is not a force field and we will not sell it as one.
Do you charge more for a bigger house or a further drive?
No. Same prices across every Scottsdale zip code. The only thing that changes the total is what furniture you actually have.
What if a piece turns out not to be worth cleaning?
We will say so before doing it. If the fabric is worn through or the problem is structural, cleaning removes the soil and leaves the thing that is actually bothering you. That is a conversation worth having before you pay rather than after.
