The tag under your cushion decides the method
Almost every upholstered piece carries a cleaning code, usually on a tag beneath a cushion or stapled to the frame. It is the manufacturer telling you what the fabric will tolerate, and it is the single most important thing about the job.
- W will take water-based cleaning
- S is solvent only, and water will ring or stain it
- SW will take either
- X takes neither and is vacuum only
Use the wrong method on the wrong code and you get shrinkage, browning, water rings or dye migration, and most of that cannot be undone. We read the tag before anything touches the piece, and where there is no tag we test somewhere hidden first.

What actually gets into your furniture
Three things, and only one of them is what people picture.
Body oil
The main one, and the least visible while it happens. Skin transfers oil into fabric at every point of contact, which is why the arms and the headrest darken before anything else does and why they look different from the rest of the piece once you notice.
Dry soil
Desert dust is fine enough to settle down into the weave rather than sitting on top of it, so a vacuum lifts the surface and leaves the rest. It is why furniture can be vacuumed weekly and still be genuinely dirty.
Everything else
Pet dander and hair worked into the structure of the cloth, food and drink, and whatever comes in on clothing. Most of it responds well. The exceptions are anything that has removed colour, which cleaning cannot put back.
Signs it is due
- Arms and headrests that look different from the rest of the piece
- Fabric that reads dull or darker wherever people actually sit
- Marks that will not lift with a household spot cleaner
- A stale or musty smell coming off the cushions
- Pet hair visibly worked into the weave that vacuuming will not pull
- It has been more than two years, or nobody has ever done it
How we clean it
- Inspection. We find the cleaning code, identify what the fabric actually is, look at whatever is bothering you, and tell you what is realistically achievable before we start rather than after.
- Pre-treatment. Solution matched to both the fabric and the type of soil. Body oil in a headrest and a spilled drink are not the same problem and do not get the same product.
- Cleaning and extraction. Low-moisture where the fabric requires it, hot water extraction where it can take it. Moisture controlled either way, because over-wetting upholstery is how a cushion ends up damp for three days.
- Conditioning, on leather. Not optional if you want the piece to last. Cleaning strips the oils that keep leather flexible and they have to go back.
- Walkthrough. We look at the piece together before anything gets packed up.
What the day actually looks like
Most pieces take between 30 and 60 minutes. Fabric is generally dry to the touch in two to four hours and faster with airflow moving. Leather is dry more or less immediately.
Cushions come off and get cleaned on both sides wherever the construction allows it. We work around the furniture rather than moving it, so nothing needs clearing out of the room beforehand and nobody has to shift a sectional across a floor before we arrive.
How often
Every 12 to 24 months for most households, and sooner with pets or young children.
The useful thing to understand is why the interval is shorter than people assume. Furniture takes more contact hours than any other surface in a house. Every time somebody sits down, body oil transfers into the fabric at the arms and the headrest, and it builds gradually enough that you stop registering the change.
That is also why the result surprises people. You are not comparing the piece to how it looked last week, you are comparing it to how it looked when you bought it, and the gap is usually wider than anyone expected.

A sectional is $350 no matter the size?
Correct. However many pieces it breaks into, it is one piece of furniture and it gets charged as one. Some of the sectionals in north Scottsdale are enormous and the price does not climb with the section count.
How long until we can sit on it?

Will cleaning damage my fabric?
Not if the method matches the fabric, which is the part that takes actual knowledge. We check before anything touches the piece.
My furniture has no tag. Can you still clean it?
Yes. Custom and designer pieces frequently have no code at all, because nobody in that chain was responsible for adding one. We identify the fibre, test in a concealed spot, and start with the gentlest method that stands a chance.
What does the sanitising add-on do?
Cleaning removes soil. Sanitising addresses what is living in the fabric alongside it, which matters most on furniture that has never had a professional clean or has gone five years or more without one. Also worth it on secondhand pieces, in households with allergies, on anything pets sleep on, and on seating the public uses. On a regularly cleaned piece we will tell you to skip it.
