Furniture worth cleaning rather than replacing
McCormick Ranch and Gainey Ranch have been settled for decades, and the furniture reflects that. We see a lot of well-made pieces that have been in the same room for fifteen or twenty years.
That is exactly the situation where cleaning makes the most sense, because the frame and the construction on a good older piece are usually better than what the same money buys new. A sofa with a hardwood frame and eight-way hand-tied springs is worth putting a hundred and fifty dollars into. A flat-pack piece from four years ago frequently is not.

Older fabrics need the tag read more carefully
The older the piece, the more likely the fabric is something that does not tolerate water.
Rayon, acetate, silk blends and older velvets all turn up regularly in these neighbourhoods, and several of them are S-coded, meaning solvent only. Water on those does not just fail to clean, it causes browning, rings or dye movement that is permanent.
On a twenty-year-old piece the tag has sometimes gone, in which case we test in a concealed spot and work out what we are dealing with before committing. It is slower and it is the entire reason the piece survives the process. More on the codes here.
Sun exposure through the big windows
Something specific to the way these homes were built. Large windows, generous glass, plenty of natural light, and furniture that has been sitting in it for two decades.
UV does two things to upholstery. It fades the fabric, which cleaning cannot reverse, and it bakes soil into the fibre, which makes it considerably harder to release the longer it has been there.
The practical consequence is that a sun-facing piece responds less dramatically than one in shade, even when both are equally dirty. We will say so beforehand rather than let you expect something we cannot deliver.
The tag under your cushion decides the method
Almost every upholstered piece carries a cleaning code, usually on a tag beneath a cushion or stapled to the frame. It is the manufacturer telling you what the fabric will tolerate, and it is the single most important thing about the job.
- W will take water-based cleaning
- S is solvent only, and water will ring or stain it
- SW will take either
- X takes neither and is vacuum only
Use the wrong method on the wrong code and you get shrinkage, browning, water rings or dye migration, and most of that cannot be undone. We read the tag before anything touches the piece, and where there is no tag we test somewhere hidden first.

How we clean it
- Inspection. We find the cleaning code, identify what the fabric actually is, look at whatever is bothering you, and tell you what is realistically achievable before we start rather than after.
- Pre-treatment. Solution matched to both the fabric and the type of soil. Body oil in a headrest and a spilled drink are not the same problem and do not get the same product.
- Cleaning and extraction. Low-moisture where the fabric requires it, hot water extraction where it can take it. Moisture controlled either way, because over-wetting upholstery is how a cushion ends up damp for three days.
- Conditioning, on leather. Not optional if you want the piece to last. Cleaning strips the oils that keep leather flexible and they have to go back.
- Walkthrough. We look at the piece together before anything gets packed up.
What the day actually looks like
Most pieces take between 30 and 60 minutes. Fabric is generally dry to the touch in two to four hours and faster with airflow moving. Leather is dry more or less immediately.
Cushions come off and get cleaned on both sides wherever the construction allows it. We work around the furniture rather than moving it, so nothing needs clearing out of the room beforehand and nobody has to shift a sectional across a floor before we arrive.

The useful thing to understand is why the interval is shorter than people assume. Furniture takes more contact hours than any other surface in a house. Every time somebody sits down, body oil transfers into the fabric at the arms and the headrest, and it builds gradually enough that you stop registering the change.
That is also why the result surprises people. You are not comparing the piece to how it looked last week, you are comparing it to how it looked when you bought it, and the gap is usually wider than anyone expected.

On a piece cleaned regularly in a household with no particular concern, we will tell you to skip it.
