Commercial seating fails differently
The arithmetic is what makes this a different job, and it is worth setting out because it explains the interval.
A household sofa takes contact from perhaps four people. A restaurant banquette or a waiting room chair takes it from hundreds of strangers a week, none of whom have any reason to be careful with it and most of whom will not mention a spill.
Body oil transfers at the same rate per person. There are simply far more people. A commercial piece reaches the condition of a neglected household piece in a fraction of the time, which is why annual cleaning is usually not enough and quarterly is closer to right in a busy room.
Where we work
Restaurants and bars
Banquettes, booth seating, bar stools and dining chairs. The particular problem here is food oil in combination with body oil, which builds a film that vacuuming does nothing for and which eventually changes the colour of the fabric across the whole seating area rather than in patches.
Offices and waiting rooms
Reception seating, conference chairs, breakout furniture. Generally lighter soil than hospitality, but the pieces are frequently pale and the wear is concentrated in a few chairs nearest the door.
Salons and medical
Where appearance is part of what the client is paying for, and where a stained waiting chair says something you did not intend to say.
Short-stay and hospitality
Properties in Old Town especially. Turnover is the moment, and a property in steady rotation is better served every four to six months than annually.

Volume is genuinely more efficient
This is the one place where scale works in your favour, and it is why the per-piece pricing does not change.
A single sofa in a house involves arriving, setting up, doing one piece, and packing down. Forty dining chairs in one room involves the same arrival and setup, then forty pieces of actual work. The overhead is spread across the job rather than sitting on top of a single item.
So a room of chairs at $15 each is a sensible job for us and a sensible price for you, whereas six dining chairs in a house does not clear the $150 minimum. The minimum exists because of travel and setup, and on commercial volume that is not the constraint.
Scheduling around you
- Early, late or closed days. Cleaning a dining room mid-service helps nobody
- Air movers as standard on commercial work, so seating is usable sooner
- Phased by section where you cannot lose the whole room at once
- Invoice to the business, the management company or the property owner
- A quoted figure for the whole job rather than a list you have to total yourself
What we will tell you
The same thing we tell homeowners, and it matters more when somebody is spending a budget rather than their own money.
If a piece is past cleaning, we will say so. Commercial seating gets used until it is genuinely worn, and cleaning removes soil without touching wear. If the fabric is thinning at the front edge of every chair in a row, that is a reupholstery conversation and cleaning it will not change what your customers see.
Telling you that on four chairs out of forty costs us sixty dollars and is considerably more useful to you than an invoice for work that changed nothing.

How we clean it
- Inspection. We find the cleaning code, identify what the fabric actually is, look at whatever is bothering you, and tell you what is realistically achievable before we start rather than after.
- Pre-treatment. Solution matched to both the fabric and the type of soil. Body oil in a headrest and a spilled drink are not the same problem and do not get the same product.
- Cleaning and extraction. Low-moisture where the fabric requires it, hot water extraction where it can take it. Moisture controlled either way, because over-wetting upholstery is how a cushion ends up damp for three days.
- Conditioning, on leather. Not optional if you want the piece to last. Cleaning strips the oils that keep leather flexible and they have to go back.
- Walkthrough. We look at the piece together before anything gets packed up.
How often
It depends entirely on traffic, and the honest ranges are:
- Busy restaurant or bar seating: every 3 to 6 months
- Salon and medical waiting areas: every 6 months
- Office reception and conference furniture: annually
- Short-stay property furniture: every 4 to 6 months, or at turnover
The test is simple enough that you can apply it yourself. Look at the seat and arms of the chair nearest the door against one in the corner that nobody uses. When the difference is visible from standing height, you are past due.

How is it priced?
Off the same list. Dining chairs $15 each, lounge chairs $35, sofas $150. On a volume job we will give you a figure for the whole lot rather than making you add it up, but it is built from the same per-piece prices rather than a separate commercial rate.
Can you work outside business hours?
Usually. Most commercial work happens early, late or on a closed day, because cleaning a dining room during service is not useful to anybody. Phone is answered 7am to 8pm and we will fit around your hours.
How long until the seating is usable?
Two to four hours to dry to the touch, faster with airflow, and we bring air movers on commercial work as standard. On an overnight job it will be ready well before you open.
Do you handle large quantities?
Yes. A room of forty dining chairs is a straightforward volume job and it is considerably more efficient per piece than a single sofa in a house.
What about a phased approach?
Common in hospitality. We can do a section at a time across several visits so you never lose the whole room, and coordinate it around your quieter days.
